Basic Terms: Property sells absolutely to the highest bidder regardless of price with no minimum bid or reserve. Property is sold "as is" with no buyer contingencies for financing, inspections, or otherwise. Therefore ALL inspections and due diligence must be completed prior to bidding. 10% buyer's premium will be added to the high bid to determine final contract selling price. Short pro-ration of taxes (buyer will be assuming six months of real estate taxes). Buyer pays all closing costs. Clean deed at closing with no liens or delinquent real estate taxes.
Deposit and Closing: In order to register to bid, potential purchasers must bring a CASHIER'S CHECK MADE PAYABLE to Ohio Real Estate Auctions in the amount of $5,000 which will be your non-refundable deposit if you are the successful high bidder. Checks will be immediately returned to all non-winning bidders.
The buyer agrees to settle in full and close this transaction with Talon Title Agency of Central Ohio, Inc. within 30 days from the date of acceptance.
