Bid Extensions: If a bid is placed in the last 3 minutes before the scheduled auction end time, bidding will extend for an additional 5 minutes. Bid extensions will continue until a 3 minute period of time elapses after the stated auction end time with no advance in the bidding.

Basic Terms:
Mobile Home sells subject to seller confirmation. A 10% Non-Refundable deposit will be collected from the winning bidder the day of Auction no later than 5pm. Deposit instructions will be given to the winning bidder. The mobile home is sold As Is with no contingencies. All inspections must be done prior to Auction. Close on or before January 31, 2026. A 10% buyer's premium will be added to the high bid to obtain the final contract selling price. County taxes will be prorated to day of closing. The Buyer pays all closing costs. A marketable, insurable title will be given at closing with no liens or back taxes.
Deposit and Closing:
Buyer will wire a 10% deposit on the day of sale to Ohio Real Estate Auctions trust account. Balance will be due on or before January 31, 2026. The buyer will recieve clear title to the mobile home at closing once processed by Montgomery County Probate Court and Montgomery Auditor. No real estate will convey.
