Property sells in as is condition with no buyer contingencies for financing or inspections. There will be a 10% buyers premium added to the high bid amount to establish the contract sale price. Properties with a high bid amount of $10,000.00 or less will require a 50% deposit at the conclusion of the action. Properties with a high bid amount of greater than $10,001.00 will require a deposit of 20% at the conclusion of the auction. The deposits will be non refundable and held in the trust account of Ohio Real Estate Auctions pending closing. Transaction must close on or before March 30, 2018. Buyers will pay all closing costs including deed preparation, title search, conveyance fee and all the costs associated with closing. Taxes will be pro-rated using short tax proration Buyers will close with Ohio Real Estate Title. General warranty deed given at closing with no liens or back taxes.
