This is a foreclosure auction ordered by the Richland County Common Pleas Court. The foreclosure process clears all liens and encumbrances on the property.

Bids will only be accepted through www.OhioSheriffSales.com. Bidding will open a minimum of 7 days prior to the auction beginning to end on October 12th at 6PM (soft close until all bids are in).

Mininum required bid is $16,000.

A 10% buyer's premium will be added to the high bid to obtain the final selling price.

The buyer will immediately write a check for $5,000 as a deposit on the property. The property will be offered at the second auction subject to no minimum bid, and will sell to the highest bidder subject to Court confirmation.

The real estate is sold As-Is, Where-is with no buyer contingencies for financing, inspection or otherwise. All desired inspections (if avaiable) must be completed and necessary financing arranged prior to auction day.

The real point of beginning of the same being an iron pipe found on the south right-of-way line of Summit Avenue (50 feet in width) at the Northeast corner of Inlot 761 (Patricia J Bemiller per Official Record Volume 32, Page 423); thence S 1 degree, 23' 00" W a distance of 150.00 feet to a point on the North right-of-way line of a public alley (15 feet in width) at the Southeast corner of said lott, being referenced by an iron pin set S 1 degree, 23' 00" W a distance of 1.00 foot; thence N 89 degree, 42' 38" W a distance of 85.00 feet along said line to an iron pin set on the South line of Lot 760; thence N 3 degree, 17' 27" E a distance of 150.18 feet to an iron pin set on the South line of Summit Street (North line of lot 760); thence S 89 degree, 42' 38" E a distance of 80.00 feet along said line to the real point of beginning of the Parcel herein described.

And containing 12,373 square feet (8,999 square feet in Lot 761 - 3,374 square feet in Lot 760) more or less, but subject to all legal assesments and public rights-of-way now on record. All iron pins set are 5/8" in diameter with caps stamped "C.Kerg, RLS 7152". Bearings are based on a survey by Kerg surveying, dated October 16, 2001.
