This is a foreclosure auction ordered by the Erie County Common Pleas Court. The foreclosure process clears all liens and encumbrances on the property. 

A 10% buyer's premium will be added to the high bid to obtain the final selling price. 

The buyer will immediately write a check for $5,000 as a deposit on the property. If there are no bids at the auction on April 12th, there will be a second auction conducted on April 19th @ 1PM at the same location as the first auction (on-site). The property will be offered at the second auction subject to no minimum bid, and will sell to the highest bidder subject to Court confirmation. 

The real estate is sold As-Is, Where-is with no buyer contingencies for financing, inspection or otherwise. All desired inspections (if avaiable) must be completed and necessary financing arranged prior to auction day.

Balance and closing required within 30 days of Court confirmation.

Private Selling Officer deed or equivalent given at closing with no liens or back taxes. 

Buyer pays all closing costs.

The purchaser shall be responsible for those costs, allowances, and taxes that the proceeds of the sale are insufficient to cover.
