Real Estate Terms:  Sells Regardless of Price to the Highest bidder.  Property sells as-is with no buyer contingencies for financing, inspections, or otherwise. 10% buyer's premium will be added to the high bid to obtain final contract selling price.  Buyer pays all closing costs including title search, transfer taxes, deed preparation, conveyance and recording fees. Real Estate is subject to prior sale. Deposit and Closing:  In order to register to bid you must bring a CASHIER'S CHECK payable to Ohio Real Estate Auctions in the amount of $25,000. This check will serve as a non-refundable deposit if you are the high bidder. Checks  from all non-winning bidders will be immediately returned upon the conclusion of the bidding process.  Sale must close on or before May 18, 2010.

Realtor Participation:  Realtor showings are encouraged and cooperation will be granted.  To collect a commission you must: 1) Conduct a showing on the property. 2) Register your bidder no less than 48 hours prior to the auction.
